The Resident Edinburgh

The Resident Edinburgh has rapidly established itself as one of the city’s most popular hotels, reaching the top six ranking for Edinburgh hotels on TripAdvisor less than six months after its soft opening in late November 2024.

Sustainability was at the centre of the hotel’s development, with the property replacing the unsightly former office of the HMRC. The re-purposing of the concrete frame was an exemplar in sustainable conversion of a former office to  hotel, creating highly-functional rooms that combine luxury, comfort and practicality.

The meticulous deconstruction process saw 8.5 tonnes of glass recycled, avoiding over 2.5 tonnes of CO₂ emissions, with the overall strategy saving 700 tonnes of CO₂ versus the process of demolition and rebuild. The building has been redesigned to ensure longevity, with a focus on responsible procurement, energy-efficient solutions and local and artisanal sourcing.

Operational sustainability features robust energy-saving systems, such as highly-efficient heat pumps replacing boilers, LED lighting, and smart building systems optimising energy use. Forgoing an in-house restaurant supports local eateries, reduces food waste and places The Resident at the centre of its community, supported by a team who have heartfelt hospitality at their core.

In its first year, The Resident Edinburgh successfully delivered its financial budget, secured an average NPS score of 72 and has won a number of awards including the Retrofit Award 2025 at the Scottish Design Awards, New Concept of the Year at The Scottish Hotel Awards 2025 and finalist at the AHEAD Europe Awards 2025 in the Sustainability category.
